
While our engineers who are involved in the design of a project follow it into the construction phase, Gipe Associates, Inc. has an in-house construction administration department whose reponsibilities include:
- Attend design-related review and coordination meetings.
- Attend commissioning related inspections and meetings outside functional performance testing.
- Review of Contractor’s submittals as applicable to systems being Commissioned for compliance with the OPR and BOD.
- Develop Pre-Functional Installation Checklists.
- Review and provide documented comments on the contractors pre-functional test procedures compared with the design documents and manufacturer's recommended procedures.
- Coordinate Cx scheduling and activities with Contractor and Owner.
- Incorporate Contractor’s field test results (leak testing, balance report, etc.) into Cx Systems Manual.
- Record and distribute commissioning related meeting minutes; witness all the system tests and provide status and deficiency reports to the Commissioning team.
- Verify the installation of work and develop and maintain Cx Issues Log. CxA to verify that training was provided per the Specifications.
- Review the training programs for all equipment that is being commissioned; assist in the coordination and documentation of the training.
- Ensure that a systems manual (O&M) is provided to the operating staff and has the information in it for them to understand and optimally operate the commissioned equipment.
- Review O&Ms and add additional information required.
- Ensure that the operating personnel and building occupants have been trained in the operation and maintenance of the commissioned systems.
- Review the training agendas and witness the training.
- Review building operations within 10 months after substantial completion and ensure that a plan for resolution of outstanding issues has been completed.
- Also include any additional testing that will be required for equipment that has been replaced or repaired under warranty.
- Include off-season testing if required.
